James Street Apartments

CoveBurgess were appointed by Lothbury IM to examine options to increase the value of the retail space, and upper floors of this key site in the Covent Garden Conservation Area.. Our proposal added residential flats to the upper floors, and increased the valuable ground floor retail space by removing a stair and rationalising the ground floor structure.

A key element of the brief was to provide ongoing flexibility of use for the upper parts of the building. Therefore, the Town Planning Consent allows the first floor to be retained as its new residential, or be returned to retail use. The construction details for the building were designed with this flexibility in mind, with acoustic, fire and structural design completed to allow either option.

The flats were finished off with robust detailing and we completed the interiors with simple furnishings to attract tenants seeking a Covent Garden pied a terre.
